Important Information for Landlords

^* What the set-up fee includes

The set-up fee is charged each time a new tenant takes occupation. It includes advertising, accompanied viewings, tenant selection, basic internal referencing using a credit report provided by the prospective tenant, preparation of the tenancy agreement, a basic photographic inventory, notifying the gas, electricity and water suppliers and the council of the move-in, and arranging initial safety certificates where required. We will explain any optional or additional charges before you instruct us.

^‡ Optional third-party checks

A third-party credit search or full third-party referencing service is available with every scheme. This is not included in the set-up fee and will be charged at the third-party provider's current rate. The cost is payable by the landlord.

^† Rent insurance and referencing

Rent insurance, whether arranged through Direct Property Services or another provider, requires the prospective tenant to pass referencing carried out by a third-party referencing provider. The cost of this referencing is payable by the landlord and is separate from our set-up and management fees. Insurance remains subject to the provider's eligibility criteria, terms and conditions.

Monthly management fees

The monthly management fee may be negotiable where we manage three or more properties for the same landlord.

Safety certificates

Where the comparison shows that arranging safety certificates is included, this refers to our work in organising the certificate. The certificate provider's charge and any required remedial work remain payable by the landlord.

Maintenance under managed schemes

With the landlord's consent, we can instruct nominated contractors and deduct the cost from rent due to the landlord. If emergency work is required and we cannot reach the landlord after reasonable attempts, we may instruct the necessary work and deduct the contractor's cost from the rent.

Management changes

The £495 cancellation fee applies where a landlord ends our management but keeps the existing tenant, or sells the property and the new owner does not continue with Direct Property Services. The £200 takeover fee under Managed and Managed+ includes an initial check of the existing tenancy paperwork for compliance.

Sale to a tenant

If a tenant buys the freehold or leasehold of the property, the landlord must pay a fee of 1.5% of the purchase price, subject to a minimum fee of £700, on completion. This also applies where the buyer previously occupied the property during the nine months before confirming their interest in purchasing it.
