Tenants Maintenance & Repair Responsibilities

As a tenant you have certain responsibilities for maintenance & repairing the property best known as using the property in a tenant-like manner.

This means as a tenant you will be responsible for completing minor repairs and maintenance, some of which will include:

  • Unblocking toilets and sinks
  • Thawing frozen pipes
  • Repairing broken glass to windows and doors
  • Taking good care of lawns and gardens (including cutting grass)
  • Keeping drains and pipes clear
  • Bleeding radiators and checking pressure of a combi-boiler
  • Gaining entry if accidentally locked out (i.e. calling a locksmith to gain entry to the property)
  • Replacing locks when keys are lost (including supplying us with a spare key)
  • Replacing light bulbs, batteries (including smoke alarms), fuses etc...

Late Rent Fees
14 days late and more 3% plus Bank of England Base Rate Late/Reminder/Notice Fee (charged regardless of reason and a Section 8 notice served for rent arrears)
Please note that paying rent late can also lead to eviction even if it is within 14 days of becoming due. You are still legally obliged to pay rent on the date it is due. You do not have a legal right to delay rental payments.
End of Tenancy
Not allowing access or discouraging tenant to take the property Your notice is cancelled and you will still be liable for the rent and all other terms of your tenancy. A new notice will need to be signed
Early release fee Minimum £50 Plus your rental agreement untill premises are re-let or earliest legal expiry of the tenancy.
